		<description>Great post. To the point and honest. Like you said do not get caught up in the hype. I could not believe how many people expected home prices to keep going up every few months. Made no sense to me at all. I can see value of home go up if you make improvements not just buy and sell a few months later.</description>

		<description>LaDonna..so true..flipping investors have made money but it also hurt a lot of people.  It&#039;s a hot potato kind of game.  Long term investing and generating some type of cash flow is important.  I have a 10 year real estate plan so not flipping anytime soon.</description>

Two years ago everyone banked on appreciation but now that the market is not appreciating at such a rapid rate it is better to estimate a conservative average appreciation of 3% over a several year period. 

Real estate is a long-term investment strategy that in my opinion will always pay off.</description>
